Oregon laws breaking a lease?

After two months of signing a lease, I bought a house..my landlord says I would owe 1 and a half months rent and I can leave at any time..my coworker called her and said he will take over the lease, but she said that they already have my apartment rented..so am I responsible still for the breaking the lease penalty if the apartment is already being rented after I leave ?
